From Empty Lot To Framing

Design Build

Our new design-build for sale home started on November 25th, 2019 with the lot being cleared. We are quickly making progress. Services into house and driveway in and up to house have been placed.   

Looking at the week of December 2nd we started the layout for the excavation dig and removal of some snow.  Due to our wintery weather frost blankets were placed. The footing layout was completed.  We moved forward into setting forms. The drain tile has been delivered along with the rebar.  

In the week of December 9th, the crew continued to form and level the rest of the footings and install of rebar.  Our first inspection was completed.  We brought a ground heater onsite due to the temperatures.  The ICF layout was completed, along with pinning the corners, snapping the lines, and started the ICF 5-in-1 concrete forming system. We were notified that the footing inspection was passed.   

The week of December 16th we continued to set ICF 5-in-1 concrete forming system and foaming blocking gaps.  We moved into the concrete pouring along with the drain tile. The crew started waterproofing and setting perimeter screed board.  The foundation walls inspection was completed.  

Moving right along into the week of December 23rd we had the plumbers coming in for the groundwork.  The plumbing inspection was completed. We had subcontractors there prepping and installing under-slab foam. Floor tubing was started.  

Ending out the month of December floor outlets were installed, shower tray being installed, and concrete was poured 

Terminology:

Pinning: All our projects are laid out with a total station survey tool that ensures accuracy not only on the property but also dimensionally. Pinning the corners of the property, building outlines, etc. We get accurate layouts every time. 

ICF: Insulating Concrete Form – formwork for reinforced concrete that stays in place as a permanent interior and exterior substrate for walls.  These are usually made with polystyrene a rigid thermal insulation.   It is a 5-in-1 concrete forming system.  As a finish attachment, it incorporates the structure, insulation, and air/vapor barrier. 

Frost Blankets: When temperatures are low these blankets are used to help maintain the heat of hydration during the early stages of the curing in the concrete.  

Shallow Draft Footings: These are a part of the foundation, and they are near to the surface. The purpose of the footing is to prevent settling and support the foundation.  

Drain Tile: This is the system that allows excess water to be removed from the perimeter of the foundation below the surface of the ground 

Rebar: Textured steel or in some cases fiberglass bars that are placed within the concrete for reinforcement to the tensile strength of the structure.
